Seroja is the traditional Malay house reimagined. Instead of a closed box, the rooms wrap around a small open-air courtyard. Rain falls in it, light comes through it and warm air rises out of it, so the house stays comfortable with fewer air-conditioners running.
The living room faces the courtyard through full-height glass, and the corridor outside the bedrooms is naturally lit. A short row of rooms at the front keeps the street side private.
Because the courtyard is open to the sky, it is not counted in the built-up area. You pay for roofed floor only, and the courtyard drain, planting bed and waterproofing are included in the price.
