The lot in Semenyih is a gentle slope, which many builders see as extra cost and risk. We saw it as the reason to design with the ground: a raft foundation on a cut-and-fill platform, and a house wrapped around the courtyard so every room gets air and daylight.

Seroja needed only small changes. We moved the surau next to the washing area and added a rear verandah for family gatherings. The contract price was fixed at RM 291,000, and the owners paid in the usual seven stages after joint inspections.

The couple were retiring from city life and wanted a house they could manage on their own. The result is easy to clean, easy to cool and easy to love.

Built from our Seroja design(3 bedrooms, 1,424 sq ft before changes).

The build, stage by stage

The same weekly photos the homeowner received on WhatsApp. Each stage was inspected before its payment was released.

    The lot dropped 1.2 m across the plot. We cut and filled a level platform and built a retaining wall before anything else.

    Jul 2024

    A raft foundation spreads the load on the cut-and-fill ground. The reinforcement was inspected before the concrete truck arrived.

    Columns and ring beams around the courtyard. The courtyard opening was formed at the same time as the slab to avoid cutting later.

    Steel trusses and roof sheets with the deep overhang that shades the walls from the afternoon sun.
